Residentie Leeuwendael, Rijswijk | Luxury and comfortable living in Residentie Leeuwendael

Rijswijk has added a unique residential building: Residentie Leeuwendael, which stands for luxurious living on a private estate, with stunning views across the Vliet towards Delft and Voorburg. To make the new residential function possible, the former office building at this location has been radically renovated and transformed into a beautiful residential building with 17 luxuriously finished apartments, spread over five floors. Architect Wilfried van Winden of WAM Architects was responsible for the design of Residentie Leeuwendael, while STATON Bouw B.V., commissioned by developer De Maese Woningen, was responsible for the construction and installation activities.

To make the former office building suitable for its new (residential) function, numerous works were carried out, says Kees Hoogendoorn, owner of STATON Bouw B.V.. "The existing building was completely stripped, including all interior walls and interior window frames, ceilings, covering floors, (sanitary) installations, cables and pipes. Only the shell of the building remained intact. The brickwork, raw concrete floors and steel structure were retained, after which the building was rearranged, rebuilt and finished, so to speak, taking into account the specific buyers' wishes."

Optimal building layout, maximum comfort

"Based on the existing (column) structure, the best-fit layout for the building was determined," Hoogendoorn says. "In accordance with this layout, we installed the new interior walls, added additional window openings and balconies, and installed fireproofing and soundproofing between all the apartments. Under our responsibility and direction, Barth Installatietechniek then renewed the mechanical and electrical installations. In addition, all apartments were equipped with underfloor heating by means of a sustainable (air/air) heat pump, which heats in the winter and can cool in the summer. In this way, optimal comfort in all seasons is guaranteed."

Complete and luxurious finish

Each apartment is unique because of its location in the building, the layout of the home, the area and the view. "The 17 apartments range in size from 150 to 230 square meters and are completely and luxuriously finished with wallpapered or sauce-ready walls, smooth floors and plastered and painted ceilings. At several selected suppliers, residents were able to pick their kitchen and bathroom(s), to which all the piping was adapted," Hoogendoorn said. "So that the kitchens and bathrooms could be installed without any problems. We furnished a spacious, central entrance and central energy room, and we also finished all the hallways neatly. In order to fit in perfectly with the adjacent, monumental Huize Hoornwijck with its white plastered walls, numerous decorations and grandeur of a majestic English country house, the facade of Residentie Leeuwendael has also been painted white. Dark gray accents are provided in several places. In addition, we mounted dark shutters next to the windows, resulting in a luxurious, authentic look."

The project was completed in the second week of December, to the great satisfaction of all parties involved.
