In the redevelopment of office complex De Bovenlanden into residential building The Mayor in Amstelveen, the expertise of Hiensch Engineering B.V. comes into its own. The leading consultancy for installations and sustainability is involved from the very first planning up to and including realization. As a result, ambitions regarding comfort, health and sustainability are taken to the highest level.

"We were involved as early as 2015 by then-building owner CRI, to help think about the possible re and/or secondary use of the former KPMG office complex," says Ferry Slijkerman, project manager/consultant at Hiensch Engineering B.V. "When the plans for the drastic rezoning to residential use became more concrete, we approached project developer M.J. de Nijs, in consultation with CRI, to take over the plan. In the out development, we assisted M.J. de Nijs as a consultant for installations and sustainability.'' 

Efficient exchange of heat and cold

"On our recommendation, The Mayor will be equipped with a collective CHP system," Slijkerman says. "This installation not only supplies sustainable heat and cold to the homes, but also to the office section that houses Atos Origin. Because the office section has a different heat and cold requirement than the homes, we can exchange and deliver heat and cold very efficiently." Solar panels provide electricity for the building installations. "This significantly reduces the use of fossil fuels."

All homes will have a collective ventilation system. "Compact and quiet CERA units provide the right amount of fresh air in the living and bedrooms 24/7. Fully demand-driven, based on CO2 measurements," Slijkerman said.
"The CERA units are coupled to central WTW units with cooling and heating coils on the roof, which provide efficient heat recovery. Because the residential building is located directly on the A9, we paid extra attention to air quality. Thus, special high-efficiency air filters are provided. All CERA units can also be monitored remotely, which also greatly facilitates management and maintenance."

Consultant and risk installer

A special feature of this project is that Hiensch Engineering B.V. is not only a consultant but also a risk-bearing installer for the climate and sanitary installations. "Our internal project team of designers and modelers is working daily on the engineering of the project," said Slijkerman. "For this we use a 3D/BIM model, in which we work out all installations at a high level and clash-free. For the execution we work together with a regular club of suppliers and installation companies, in which we guarantee the quality. We also have an advisory and coordinating role in the operation of the WKO installation and collective ventilation systems. We see it as a nice challenge to manage this mix of activities together with all stakeholders and are proud of our role in this project."
