On one of the most beautiful spots in Maassluis, construction is underway on Het Baken. In this stylish and uniquely shaped residential tower, 59 luxurious and energy-efficient apartments will be built, beautifully situated on the water of the Nieuwe Waterweg. To reduce noise pollution from the industrialized area and to maintain the necessary ventilation, Mview+ is providing all balconies with full-glass parapets and M-view balcony glazing. As a result, residents will soon be able to enjoy the beautiful view of the Scheur in peace and quiet.
In our densely populated country, noise is heard almost everywhere. From road traffic to air traffic, train traffic, noise from wind turbines and other environmental noises, which must be reduced to enable functions such as housing. Het Baken also had to deal with high noise levels, knows Waldo Duin, director of Mview+. "To reduce nuisance from industrial noise, architect Theo Verburg Architects contacted us at a very early stage."
Mview+ develops, produces, delivers and installs glass solutions for optimal living and working comfort. Both for inside and outside and from new construction to renovation and transformation. All solutions are based on the pillars of insulation, light and sound, consist mainly of glass and are applied as 'pure' as possible in projects. As a result, the transparency of the glass is exploited to the full.
Especially for Het Baken, Mview+ is supplying full-glass parapets and M-view balcony glazing. The products are applied to the balconies on the south side, says Duin. "A special feature is that a sound-damping slot is provided at the bottom and top of the balcony glazing, so that noise reduction and ventilation come together nicely. Residents are thus assured of sufficient spray capacity to ventilate the outdoor space behind. A baluster-less parapet also maximizes transparency and prevents leaks on the floors below."
The parapets and balcony glazing will be delivered starting in September 2025. In doing so, Mview+ is opting for prefabrication as much as possible, with various supports being pre-assembled on the structural walls. This allows the parapets and balcony glazing to be easily and quickly assembled on site.
