Kleywegen is responsible for the entire infrastructure for the large-scale Waldorp Four residential project in The Hague: from converting Waldorpstraat, carrying out all the groundwork and constructing a vibration-free soil mix wall to creating the roof gardens. The complex work requires precision, as the four residential towers are being built right next to the railway line.

In its 26 years of existence, Kleywegen has been working with main contractor Heddes for 25 years. “It's a matter of trust and seeking each other out,” says director Jelle van der Kleij. So it's no surprise that the family business was also involved with Waldorp Four at an early stage. “That's exactly how we like to see it. We can offer the most value if we are involved at an early stage. Then we can contribute ideas, come up with smart solutions, and offer added value. We often participate on a risk-bearing basis, i.e., for a fixed price. This is appreciated by clients.”

Challenging location

Work began at the end of last year with soil remediation. Kleywegen then continued with the preparation of the construction site: removing and replanting trees, demolition and asphalt work to transform Waldorpstraat into a construction site, and the construction of a temporary bicycle path. “Then the groundwork began for the future residential towers along the railway,” says chief contractor Jasper Logtenberg.

Because the soil retention wall along the ProRail railway line could not be installed using vibration, Kleywegen opted for a vibration-free solution: a 320-meter-long Cutter Soilmix (CSM) wall as soil retention between the railway line and the excavations for the foundations. “It's a great, robust technique where we mix the soil with cement on site to create a solid concrete wall without vibrations,” explains Logtenberg. “This technique is often used along railways, but it was a first for Kleywegen. So it was quite special.”

Versatile and committed

Kleywegen also laid around 700 meters of sewer and is doing all the groundwork for the future residential towers. “We use drainage to keep the construction site dry and dig between the piles to the depth of the concrete foundations. There's a lot going on per square meter,” says Logtenberg. “We move soil, store the various soil flows internally, and reuse the soil to fill in the foundations.” The logistics on the construction site are the most complex. “This requires good planning and coordination with the main contractor, Heddes.” Van der Kleij: “Many parties depend on our speed. That makes it challenging.”

Once the towers are complete, Kleywegen will also construct three roof gardens. Logtenberg: “We are involved from the first paving stone to the final touches on the interior design.”
