Multiple roofing jobs for Pontkade in Amsterdam

On the former NDSM site in Amsterdam, where tankers, trawlers and passenger ships once rolled into the IJ, 1,700 homes of all shapes and sizes will be built. In the center area, Pontkade makes the connection between the industrial past and the rich future of the site, where living, working, recreation, art and culture come together harmoniously.

Commissioned by construction consortium Pontkade VOF (IBB Kondor/Kondor Wessels Amsterdam), Winans Dakwerken supplies and assembles the complete roofing work for project Pontkade, including roofing, insulation and substructures. Phase 1 and 2 have been completed and include the realization of various building sections, with heights from 3 to 20 floors. These buildings house 252 owner-occupied and rental apartments, while the first floor provides space for commercial spaces, restaurants and a supermarket. At the center of the complex are a 3-story parking garage, bicycle storage and storerooms, with an indoor garden on the roof. "For phases 1 and 2, we realized more than a hundred roofs," says Operations Manager Peter Dibbets. "Among other things, we fitted the balconies, terraces and loggias with a bitumen vapor retarder that we burned or poured onto the substrate, depending on the roof dimensions. On top of this we installed PIR slope insulation and two-layer roofing. As a roof finish, we chose tiles on adjustable tile supports."

On the parking deck, Winans Roofing applied a C-EPS insulating slope mortar as an insulator and slope corrector. "Then we poured a two-layer roofing of hot bitumen, resulting in a completely waterproof roof package." A root-resistant APP top layer was burned on top of the poured layer. "In addition, we made provisions for roof safety."

Meanwhile, Winans Dakwerken is hard at work on Pontkade Phase 3, which consists of six buildings. The northern tip will house offices, while the western tip will accommodate a 60-meter-high residential tower. In total, Pontkade phase 3 includes about 208 homes in the freehold sector. There will also be a parking garage, for which Winans Dakwerken is doing the same work as in phases 1 and 2. And the work for the balconies, terraces and loggias is also the same, Dibbets said. "Special in this phase is the residential tower, whose upper roofs we will provide with an EPS slope insulation. This slope insulation will be mechanically anchored in the subsoil. Because of the building height, gravel is in fact not an option." The slope insulation will again be finished with a two-layer roofing and APP top layer. "The lower buildings do receive roof gravel as ballast material. In addition, these roofs will be constructed as green roofs (mossedum roof)."

Both the roofing materials and work done by Winans Dakwerken are inspected and checked by independent consulting firm Dakindex. This guarantees a high delivery quality.
