Installation technology contributes to employee comfort and well-being

The new building includes 2,161 m² of office space, 2,819 m² of mezzanine and 32,241 m² of warehouse. Both during development and construction, much attention was paid to the comfort and well-being of employees. In addition to sufficient daylight and a healthy mix of open and closed office spaces, the installation technology plays an important role in this. Commissioned by main contractor Groothuis Bouwgroep, Batenburg Installatietechniek was responsible for all building-related installations. From the mechanical, electrical and fire alarm systems to the lighting, data and fiber optic infrastructure.

Healthy indoor environment, low energy costs

"Floor heating was chosen for the basic heating of all office spaces, combined with VRF systems for the local controls," says Michiel van Doornik, project manager at Batenburg Installatietechniek. "The VRF system is fed by three air-cooled heat pumps on the roof and enables simultaneous heating and cooling. Virtually no energy is lost: when somewhere in the building is cooled, enough heat is released to heat other rooms." Also on the roof are two air handling units of 7,000 and 3,500 m³/h, which introduce sufficient fresh air into the main office and additional office spaces, respectively. "The ventilation capacity is well within the 2012 Building Code and has been calculated based on the number of employees per room. Thanks to heat recovery, a healthy indoor climate and low energy costs go excellently hand in hand."

Two building parts

Several air heaters were installed for heating the warehouse. In addition, the entire new building is equipped with LED lighting. "The starting point in the offices was an illuminance of 500 lux on the desktop," Van Doornik explains. "In addition, presence detectors were installed here, which also applies to the rack paths in the warehouse. The lighting in the central corridors and shipping areas is switched centrally. Outside the building is a 630 kVA transformer substation, which feeds two main distributors. In fact, the building is divided into building sections A and B, which gives the building owner the option of leasing the new building to a second company in the future."
