Reuse of the existing shell

The Scala College Foundation and the Coenecoop College are realizing a new accommodation for the vmbo, mavo and havo students of the upper school. In constructing the new school building, part of the existing shell will be reused at the same location.

The new school building with sports hall will be built on the Henry Dunantweg in Alphen aan den Rijn. For this, 5,200 m2 of the existing school building on the same site was demolished; 4,600 m2 of the shell will be reused as part of the new building. Because the existing shell must comply with current regulations, this still requires a major approach. The sports hall (2,350 m2) will be linked to the school and is also intended for external use.

Deferred deliveries

The entire construction industry is currently experiencing supply and personnel problems, and du Prie construction & development is no different. The steel for the structure is being delivered late, causing an almost immediate delay to the project. Yet du Prie manages to limit it to ten weeks. "We adjusted several steel profiles in the design, which allowed us to order them outside Ukraine," says René Middelkoop, du Prie's project manager. "To limit further delivery risks, we sourced as many building materials as possible immediately after award. The Fermacell wall cladding and ceiling system, for example, are already in now. These have been stored in a warehouse."

Reuse airframe

Part of the existing shell will become part of the new building. However, this does not mean that du Prie will then find a ready-made shell. When measuring in 3D (pointcloud), the floors appear to be far from flat and also show height differences. The pointcloud also shows that the height of the construction differs considerably from the height that has been assumed so far. Middelkoop: "We can solve part of the problems by adapting the new building to the existing shell. Level differences cannot be solved by the screed, because in the new building there will only be floored pressure layers."

Sustainability measures

Reusing the shell is a major sustainability decision. But this is not the only sustainability measure. According to the design, the exterior paving will be done with existing tiles. Debris released during demolition will be used to build the construction road, reducing transport movements and CO2 emissions. Heating and cooling will be controlled by an air/water heat pump system, and all roofs will be filled with solar panels. 

Now that du Prie has all the necessary building materials on hand, construction is proceeding smoothly and on schedule. Currently, the metal stud walls are being installed and the facade is almost closed. "Due to delivery problems, the deadline for completion has been moved from the summer vacations to the fall vacations. As it looks now, we are going to meet that."
