Platform on new construction, renovation, restoration and transformation
Commissioned by housing corporation Havensteder, maintenance combination Team ERAflats will carry out improvement maintenance on the Purmerhoek in Capelle aan den IJssel over the next year and a half. Although the work already started in April, both parties celebrated the official start of the work on Wednesday, July 3, together with the residents and Alderman Dick van Sluis of Capelle aan den IJssel.
On the occasion, the Alderman for Urban Development and Spatial Planning expressed his appreciation for the maintenance of the flat. Van Sluis: "The Purmerhoek was built in the early 1970s, but is still an important part of the wide range of housing in our municipality. The houses are spacious and offer a good place for families. Together with our partners, we are making sure this beautiful neighborhood is back on the map. Havensteder and Team ERAflats do good work in the flat and we take care of the maintenance of the area around it."

New picnic tables as gift to residents
Together with several children from the apartment, the alderman then unveiled three picnic tables. A gift to the residents from Havensteder and Team ERAflats. Director Peter van Lieshout of Havensteder: "During the preparation of the improvement maintenance we have always been in close contact with the residents' committee of the Purmerhoek. They told us about their wish for a number of picnic tables near the field behind the flat. Together with Team ERAflats, we were keen to fulfill this, so we gave the residents these picnic tables as a gift to thank them in advance for their understanding during the work." Jurgen Weerdenburg adds on behalf of Team ERAflats: "The start of the work is a great time for us to introduce ourselves neatly to residents, after all, we are guests in their neighborhood for a year and a half. Although most residents already know us from the participation process and the preparatory home visits, we think it is important to show our face in this way as well. For some residents we will not start in their homes until the beginning of next year, but in the meantime all kinds of things are already happening in and around their flat. In this way we would like to thank all the residents in advance for their understanding and cooperation during the work."

504 homes ready for the future again
Team ERAflats, consisting of Smits Vastgoedzorg and TBI company ERA Contour, is giving the Purmerhoek a sustainable upgrade on behalf of Havensteder that will make the 504 dwellings ready for the future. The homes will be further insulated and immediately prepared for the gas-free era by making it possible to connect the building to district heating in the future. This means substantial energy savings and improved living comfort for residents. Team ERAflats is also renovating the toilet and, in some cases, the kitchen and bathroom in each apartment. At the same time, various installations will be made individually controllable. The building will also be given a different, more open look; the gallery railings on the second floor will be replaced with a glass balustrade, the end walls and plinth of the building will be modified and the main entrances will be given a modern, transparent look. Work is expected to be completed in the fall of 2020. The improvement maintenance is a special project for the maintenance consortium; the 504 homes were built in the early 1970s by ERA, the forerunner of today's ERA Contour. Together with Smits Vastgoedzorg, it specializes in the major maintenance of the so-called ERAflats, which can be found at various locations in the Randstad since the late 1960s.

A luxury Bath House to unburden residents
To provide maximum relief to residents during the work, Team ERAflats has installed a Bath House at the Purmerhoek. This contains bathrooms and rest rooms. A room with a washer and dryer is also part of the Bath House. In the 'House-part', the rest rooms, there is room for about 5 residents at the same time, who can stay there quietly while Team ERAflats is working in their homes. "We find it important that the residents continue to feel at home during this major work and have thought of all the facilities so that the residents can take a break," said Hans van der Krogt on behalf of Team ERAflats.
