Logistics service provider CEVA Logistics Netherlands moved into a new and high-quality 43,500-square-meter distribution center on De Blakt industrial park in Venray in early March. The new DC with warehouses, mezzanine floors and offices is located at one of Europe's logistics hotspots, at a high-profile location on the A73 and N270 and is easily accessible by boat, truck, train and plane. Commissioned by the pan-European investor and developer SEGRO, the new building was realized by ASK Romein Bouw from Roosendaal. The starting point was not only the highest BREEAM standard, but also a logistics center for single and multi-tenant rental.

ASK Romein Bouw has all the knowledge, skill and quality in house to realize (complex) projects from construction to completion flawlessly. The innovative partner and carefree builder likes to think along with solutions from an early stage to raise the functionality and sustainability of buildings to the highest level. "We were also involved in this project from an early stage," says Marcel Michielsen, Managing Director of ASK Romein Bouw. "We translated the aesthetic design by engineering and architectural firm DENC into an execution design. In doing so, we took into account not only the requirements and wishes of SEGRO, but also the preconditions that were linked to the fact that right next to the plot is a residential farm. The construction had to be carried out according to a tight schedule, but we don't turn our hand to that either."

Durable wooden details

"SEGRO Logistics Centre Venray has a foundation on steel," says Tom Kropf, Commercial Director of ASK Romein Bouw. "The new building consists of two rentable warehouses: one of 19,000 square meters and one of 21,000 square meters. Both warehouses feature a clear height of 12.40 meters, a maximum storage height of 12.20 meters and a clear height under the mezzanine floors of 4.80 meters. In addition, they are both equipped with 20 dock doors." Concrete and sandwich panels combined with durable and fire-retardant wooden details were chosen for the façade finish. "Thanks to a light strip, daylight can penetrate far into the warehouses." Ample parking spaces are provided around the building: 264 spaces for passenger cars and 12 spaces for trucks.

Green, sustainable and innovative

Much attention has been paid to greenery in the landscaping, says Kropf. "More than 2,500 square meters of green and flowery vegetation were planted on the outside grounds. In addition, the walking routes on the grounds have been accentuated with greenery." The design and construction of the DC itself also focused on greenery, sustainability and innovation. "This makes an important contribution to reducing CO2 emissions, limiting tenant energy costs and the well-being of end users. On the roof of the new building are solar panels linked to an energy storage system. Thanks to this battery system, CEVA Logistics Netherlands can have its own sustainably generated energy at any time of the day." Michielsen: "Both the warehouses and the offices are equipped with underfloor heating, floor cooling and LED lighting. Charging points for electric cars and bicycles have also been installed. To further facilitate users, Smart Building technology and Internet of Things applications have been added."

Working safely

Like ASK Romein Construction, SEGRO places enormous importance on working safely. "Using toolbox meetings with our construction site employees, we emphasize the importance of working safely and the correct use of personal protective equipment. We also pay a lot of attention to order and cleanliness on construction sites," Kropf said. "An access pass is required to enter our construction sites. This is strictly controlled, which also applies to the VCA certification of construction site employees. In addition to our own checks, SEGRO also conducted regular safety audits in this project to raise safety awareness and the safety culture on the construction site to the very highest level."
