Platform on new construction, renovation, restoration and transformation
The building is designed for a minimum of two tenants, but can also be divided into more zones. Construction work started after the construction period last year and the building was recently completed. Exceptional to the approach of the Rijssen-based construction company was the fact that the client knew from the design phase what the final price of his project would be.
The client had known for some time that she would come to the right place with Nieuwenhuis Bouwbedrijf for such a project. Commonly realized projects from the past had already proven that. "We want to be much more than just a construction company for our clients and actually relieve them of all their worries. For example, we are responsible for the entire development, design, calculation and dimensioning of a building, but also for all facets encountered in addition during the project. In doing so, we perform as much as possible in-house and, if necessary, we can also call on a broad network of relations," says general manager Jacob Kolk. "We first sat around the table with the client to see exactly what the requirements were. On this basis, our design department drew a first sketch plan, which, after approval, was finally worked out by our engineers. At the same time, the final price was also fixed during this design phase. This is how we like to work, because then our customers never get any unpleasant surprises. After signing the agreement with MABO, we applied for the necessary permits and work preparation started at the same time."
MABO is building this building in Lelystad as real estate, as it is still looking for two or more tenants. The design therefore took this into account. For example, the 1,610 m² industrial hall was split into two equal compartments by means of a fire-resistant wall. "The office section consists of three floors, good for a total area of 1,400 m², which were lifted above ground level and supported on eight flat precast concrete columns. Between those columns will be parking spaces. This office space can also be divided into different zones around the centrally integrated staircase and elevator," explains the director. "A curtain wall with large glass sections and slim aluminum profiles provides the necessary light in the rooms. Aluminum shading slats limit solar radiation, avoiding overheating on warmer days."
The design naturally included attention to the energy efficiency and sustainability of the building. An air-to-air heat pump system provides heating and cooling. Underfloor heating was integrated in both the industrial hall and the offices, and energy-efficient LED lighting was chosen throughout. "For the offices, an air treatment system was also installed based on an innovative technology that, among other things, also removes bacteria and viruses from the indoor air - in other words, a coronaproof solution," Kolk concludes. "Potential tenants can start working here immediately, because we deliver both hall and offices 'plug & play', including all technology, pipes and connections. Only the furniture they have to provide themselves."

Construction partners choose wooden interior frames for new building premises
Main contractors look for the right partners to guarantee their clients the best result for each project. For example, Nieuwenhuis Bouwbedrijf contacted specialist Kalco window frames for the realization of the new office and industrial hall for Mabo Invest in Lelystad.
"The customer and his wishes are always the focus. We were involved in this project by the people at Nieuwenhuis Bouwbedrijf as early as the calculation phase," says Hans Kalenkamp, owner of the joinery, which specializes in wooden frames, windows and doors. "We were commissioned to supply all the wooden window frames for this project. In three weeks, we produced the window frames in our factory and delivered them to the construction site. As with every project, all the window frames comply with current regulations. In addition, they come with a KOMO certificate-with which we guarantee perfect wind and water tightness." At Kalco window frames, the preference is for wood, because this material is durable, fireproof, strong and has a high insulating capacity. An ideal solution for all sustainable projects.
