Scheveningen residential building prepares for the future

By 2050, Vestia wants all of its homes to be natural gas-free. The housing corporation is busy making that ambition a reality. For example, BAM Wonen was commissioned by Vestia to make Hoog Lindoduin in Scheveningen more sustainable. The 55-year-old residential building is undergoing a major renovation.

High Lindoduin has fourteen floors with a total of 182 residential units. The residential building will be completely renovated from the concrete shell and insulated to the latest standards. The balconies, galleries and facades will be replaced, as will the kitchens, bathrooms and toilets. The gas connection will give way to a sustainable installation with a heat pump. The building will also be given a fresh look with lots of white and light colors. After the preservation and renovation, 143 of the 182 homes will be rented as social housing. The remaining 39 homes, on the top three floors, will be rented by Vestia as private sector housing.

Smart solution for renewing consoles
In the first quarter of 2018, BAM Wonen was awarded the contract for the preservation and renovation of Hoog Lindoduin. BAM Wonen was selected based on price and quality plan. Gerard Beugelsdijk, project manager at BAM Wonen, explains, "The plan dealt mainly with replacing the galleries. There was concrete rot in the gallery slabs and brackets. Together with Normteq, developer of smart balcony systems, and concrete manufacturer HCI, we devised a way to mount the new consoles, without any chopping and breaking, to the concrete structure. That way, in which we glue in the anchors for the consoles, we worked out in the tender phase and presented it to Vestia."

Building up from shell level
Work started in the fall of 2018. BAM Wonen will first bring the building completely back to shell level, so that only the concrete shell is still there. "We are in the middle of that now," Beugelsdijk says. "When everything is dismantled, we'll glue in the anchors for the brackets. In the existing structure, we are inserting two anchor rods. These each go 1.20 meters into the wall and are glued with special mortar. The existing galleries act as a workplace for this. As a result, we do not have to build scaffolding."

In the middle of this year, BAM Wonen expects to lay the new gallery slabs and install the façade-filling elements. These elements have an Rc value of 4.5. The end walls will be insulated and fitted with ceramic sheeting. The roof will also be insulated to the latest standards.

Gasless concept
Work in the building begins with the installation of floor insulation, floor heating and anhydrite floors. Then the metal stud interior walls are installed and, after the installations are in place, sealed. Finishing touches include tiling the walls and spraying the ceilings. Beugelsdijk: "In terms of installations, we are renewing all the electricity, the mechanical ventilation with heat recovery, the floor heating and the plumbing. We are also switching to a gas-free concept. Each house will have its own heat pump. All these heat pumps will be connected to some 60 wells at a depth of 250 meters. That is enough to provide all homes with heat, and in the summer with comfortable cooling. Furthermore, we pay a lot of attention to fire safety and sound insulation. For example, we apply floating screeds, suspended ceilings and pre-walls."

Perfect cooperation
"By making the homes in Hoog Lindoduin more sustainable, they will be a lot more energy efficient and comfortable," Beugelsdijk continued. "The nice thing is that we are realizing this project with various parties from our own organization. For example, BAM Advies & Engineering is coordinating the construction. BAM Energy Systems is taking care of the gasless concept. The cooperation with these parties is going perfectly." Beugelsdijk is also positive about the cooperation with Vestia: "Vestia is really taking on this extensive and challenging project together with us. The stumbling blocks we encounter along the way, we are tackling together. The way that happens, open and solution-oriented, is cool to experience."
